Near Kinsale but more affordable, try this €475k Belgooly home for size

EVER-inflating house prices in Kinsale push the possibility of living there out of reach for many middle-income earners, particularly those looking for a decent-sized family home.The compromise for those who want to live in the area, but cannot afford to, is to move slightly out the road. One option is the village of Belgooly, where the cost of property is more modest, despite being just 5.8km from the coastal town.For sale on the outskirts of Belgooly is no 29 Riverbank, a 1,500 sq ft family home in a low-density estate of generous, detached properties. Built in 2003 and with no sign on the Price Register of having changed hands, it’s been well cared for by the family that lived there. New owners may upgrade the kitchen and make some decorative changes, but, otherwise, it’s good to go.Accommodation is well arranged: The main living room with solid-oak flooring and bay window opens into the kitchen/dining room via double doors, making it a good family entertainment space. More double doors open to the rear garden.A high ceiling adds volume to the hallway. A downstairs bedroom can be verstaile: playroom/home office/extra reception room. Overhead, all three bedrooms are doubles. Two have en suites and walk-in wardrobes. Up top, the 40 sq m attic is fully floored for storage.Outdoors is neat and low-maintenance, with lawn to the front, side and rear, and lots of parking.Selling no 29 is Karl O’Reilly, of Savills. He says the vendors have been “very light on Riverbank, it’s in really good order”.
