Marriott’s luxury lifestyle Edition brand to debut in Texas

Marriott International’s luxury lifestyle Edition brand makes its Texas debut with The Dallas Edition Hotel and residences, according to a release from Kaizen Development Partners and Douglas Elliman Real Estate obtained by Hotel Dive. The project will anchor the upcoming Chalk Hill mixed-use project in Uptown Dallas.
The 214-key Dallas Edition Hotel, alongside the 60-room Residences at the Dallas Edition, usher in a “new chapter for luxury hospitality and residential living in the city,” per the release. The hotel will also feature a restaurant and bar, as well as meeting spaces, a ballroom, a pool deck, a wellness center, a full-service spa and a holistic wellness center.
The upcoming hotel illustrates how hospitality players are betting on growth in Dallas, especially as a key host city for the upcoming World Cup. The market has seen an uptick in hotel openings in recent years, including the 267-room JW Marriott Dallas Arts District Hotel and the Texas debut of Hilton’s Graduate Hotels brand near Southern Methodist University in Dallas.

The Edition property sets a “new benchmark for design, innovation, and service” for the city of Dallas, according to the release. The hotel sits on a 2.5-acre site, located near the popular, 3.5-mile urban Katy Trail and the Dallas North Tollway.
“Dallas embodies energy, growth, and sophistication, making it the perfect home for the EDITION brand,” Dana Jacobson, Marriott’s chief development officer of luxury brands for North America and global mixed-use, said in the release.
“The work we are doing with EDITION is a tribute to the city’s evolution and the legacy we are helping shape,” Derrick Evers, managing partner and CEO of Kaizen Development Partners, said in a statement. “With its history, scale, and visibility, Chalk Hill demanded a thoughtful, design-driven approach. By bringing EDITION to Texas for the first time, we are creating a destination where global sophistication meets Dallas soul.”
Edition was founded in partnership with Ian Schrager, who recently partnered with Highgate to scale the PUBLIC hotel brand globally. The Edition’s Texas debut furthers the brand’s footprint in the U.S., following plans to develop a 261-key Edition hotel, as well as 84 residences, in Nashville.
A spokesperson with Kaizen said the entire Chalk Hill project is set to deliver by the end of 2028. In addition to the hotel and residences, the mixed-use development is expected to include 400,000 square feet of office space as well as multiple food and beverage options.
Dallas-Fort Worth hotels are also preparing to host millions of visitors expected for the 2026 FIFA World Cup. For 2027, Lodging Econometrics expects Dallas to lead U.S. hotel openings with 37 new projects and 3,198 rooms.
