Overhaul of landmark Glasgow office building will include new ‘welfare facilities’

Aberdeen Investments is advancing the next phase of an ambitious refurbishment of a landmark office building in the heart of Glasgow.

Building on recent successes at 155 St Vincent Street, including the completion of a newly enhanced entrance, Aberdeen is now spearheading a “comprehensive upgrade” of the fifth floor suite, which spans 10,860 square feet.

This phase also introduces new “welfare facilities” in the basement, significantly improving end-of-journey amenities alongside enhanced wellness provisions. Completion is scheduled by Easter.

The fifth floor will feature an exposed ceiling finish and new air conditioning.

Elaine McCann, deputy head of asset management (UK) real estate at Aberdeen Group, said: “Aberdeen is committed to continuous investment in our assets to strengthen sustainability credentials, user experience, and meet the evolving needs of corporate occupiers. Our focus includes delivering high-quality wellbeing and amenity provision to support modern working practices.”

Tim Jacobsen, offices agency partner at property consultancy Ryden, which is joint letting agent with CBRE, added: “Occupiers increasingly prioritise location, amenity and specification. Aberdeen’s proactive investment at 151-155 St Vincent Street positions the property exceptionally well to capture this demand.”

Legal firm Addleshaw Goddard selected the building after an extensive market search, citing its central location, scale of refurbishment, and Aberdeen’s ability to structure a competitive, flexible leasing package. The firm has secured a ten-year lease of the fourth floor at a headline rent of £32.50 per sq ft.

Savills represented Addleshaw Goddard on the letting. Trident Building Consulting is project manager for the refurbishment.
